Surprise and concern as Peel Hall site sold in £100m deal

Housebuilders Countryside Partnership has acquired the 170-acre Peel Hall site from Satnam Investments, in a joint venture with Torus Housing, and are said to be planning to build 600 properties each.
Countryside Partnerships and Torus Developments are believed to have paid in excess of £100m for the site. The companies are seeking to progress a mixed-tenure scheme, delivering 600 homes each, with 500 described as being
available on affordable tenures. It is the largest site Torus has undertaken.
Satnam was granted outline planning permission for up to 1,200 homes on the site at appeal in 2021.

Warrington Borough Council had rejected the plans during many lengthy planning battles over a number of years.
After winning their appeal Satnam appointed Savills to find a buyer for the site, understood to be one of the largest residential opportunities in the North.
The development site borders the M62, Poplars Avenue, Windermere Avenue, and Grasmere Avenue.
Torus has been approached for comment while Warrington Borough Council has declined to comment at this stage.
